Overview

Oklahoma City is located in the central part of the state and is the county seat of Oklahoma County. With a population in Oklahoma City proper of around 528,000, Oklahoma City is the largest city in the state of Oklahoma. The population of the entire metropolitan area is about 1,100,000.

Oklahoma City is the 29th largest city in the United States. During the 1960s and 1970s, the city suffered a period of decline due to several factors, not the least of which was the poor decision-making of the city’s leaders. In an effort to renew life in the city, those leaders destroyed much of the theater district, including massive damages to the world famous Biltmore Hotel, in favor of building a huge, centrally-located mall. The mall never came to be, as funds ran out after the parking garage was constructed.

Oklahoma City is in prime location as far as travel, being located ideally for travel by car for a large portion of the nation. The Will Rogers World Airport serves the city’s air travelers. Since Oklahoma City is near the geographical center of the entire nation, it is an essential location on the Interstate network. Interstates 35, 40 and 44 all run through town, and Interstate 240 is another main road. Many state routes also service the area, and Oklahoma City has one of the world’s most famous roads: Route 66.

Greyhound and Amtrak also provide extensive service to the city.

Oklahoma City Real Estate

While the majority of people moving into the Oklahoma City area will choose to live in one of the suburbs, there are many attractive residential real estate possibilities in the downtown area. We’ll spend time looking at both the downtown area and the suburbs and outlying areas of Oklahoma City.

There are a number of different districts in the downtown area, but not all of them are suitable for residential living. When focusing on the downtown area, we will focus primarily on residential sections in order to assist you as you prepare for your move.

Bricktown is the fastest growing area of the city, and is home to some of the city’s best entertainment. Residential living is an up and coming segment in this part of town, and property value will be driven up by the surrounding entertainment, including upscale shopping, luxurious hotels, and even the Bricktown Canal!

The Arts District is probably the most upscale residential living area in Oklahoma City proper. Surrounded by such sites as the Myriad Gardens, the Oklahoma City Museum of Art, and the Civic Center Music Hall, luxurious condos are the most common residential quarters here.

The Asia District, so named because of the influx of Vietnamese immigrants after the fall of Saigon, is located in the north part of the city, but still downtown. Bustling with cafes and businesses, there are also many apartments and condos in this area.

The Paseo and Midtown are some of the most culturally diverse neighborhoods in Oklahoma City. These areas are located in the north to north central part of the downtown area.

Other potential residential areas in downtown Oklahoma City include Automobile Alley, Capitol Hill, Riverside and Stockyards City.

Suburban Real Estate

Because most people relocating to Oklahoma City will choose a suburb, we will spend the majority of our time discussing the different suburbs in town and what they have to offer. Oklahoma City has a number of outstanding suburbs to live in, surrounding the city on all sides.

We’ll give you a brief description of each of the major suburbs. Remember, if you’re planning to relocate, it always pays to do extensive research before you select your new place of residence!

North

Mayfair and Belle Isle

These middle-class neighborhoods are in the area of Penn Square Mall and Baptist Hospital. Lake Hefner, a favorite destination for bikers and runners, is also in this area. The Northwest Business District is part of this area.

Nichols Hills and The Village

Nichols Hills, north of Belle Isle, is one of the wealthiest of the suburbs. There is a country club, beautiful homes, upscale business and gourmet restaurants.

The Village, even further north, is middle class but improving. It seems out of place next to the luxurious Nichols Hills, but the homes are still very nice, and the proximity to Lake Hefner is increasing the property value.

Edmond

Edmond is one of the most popular suburbs of Oklahoma City, with a population over 80,000. Edmond is well known for rejecting most developmental projects in favor of more and more gated residential communities. It is one of the fastest growing cities in the state, and is home to the University of Central Oklahoma.

Guthrie

Guthrie’s population is around 10,000, and it is another northern suburb. It is a well known tourist attraction site and is home to a historic preservation district.

East

Choctaw

Choctaw, another quickly growing suburb, is located in the eastern part of Oklahoma County. The population is around 10,000, and Choctaw has more room to grow than any other area in Oklahoma City.

Shawnee

Shawnee, population 29,000, is the largest of the eastern suburbs of the city. Interstate 40 provides access to Shawnee, only about 30 minutes from Oklahoma City.

South

Moore

Moore, located down Interstate 35 from Oklahoma City, is the city’s so called “blue collar” suburb. It is the fastest growing suburb in the entire city with a population of 50,000, and it has further expansion plans.

Norman

Norman is the largest suburb of Oklahoma City, with a population of about 110,000. It is also the home of the main campus of Oklahoma University. Norman is a strong city in and of itself, with bustling businesses, college life, and beautiful residential areas.

West

Bethany and Warr Acres

These western suburbs have some of the most competitive tax rates in the metropolitan area and are attracting business from all sectors. One of the city’s private institutions of higher learning, Southern Nazarene University, is located in Bethany. The beautiful Lake Overholser has been considered as the home of a future resort.

Yukon

Yukon, population 21,000, is the birthplace of country star Garth Brooks. It is a largely Czech community, celebrating Czech culture with the Czech Festival in October and the Chisholm Trail Festival in June. Yukon is located west of Oklahoma City in Canadian County.

Mustang

Mustang is a quaint, hospitable suburb of 15,000 southwest of Oklahoma City. This is one of the fastest growing and wealthiest of all the suburbs.
