When you're shopping for a piece of land to build on, there are a lot of things to think about. There's obvious things like if the land is big enough and whether or not you can afford it, but there are also a bunch of things that may not seem obvious right now, but are just - if not more - important.

One majority of the things to think about are related to utilities: Is there "city water" available or will you have to have a well put in? What about sewer? How much water does the land hold? How's the drainage in the area? Will you need a sump pump? Is there access to natural gas? Is cable an option in the area? How many options are there? Does your current cell phone provider have a tower in the area? Is the area even zoned that you can build a house there?

If you're looking at buying land in an allotment, there's a whole other set of things to think about: Is there a neighborhood membership fee? What are the rules for building? Can we have a two-story house? Does my house have to be centered on the lot? Can I have a separate shed or a play house for my kids? Can I build a separate garage? Can I have a pool? If there is a community lake, pond or swimming pool, what are the rules pertaining to that?

As you can see the list goes on and on and on some more. Hopefully the current owners of the land will be able to provide you with most of this information, but you may have to do some research on your own. Make sure you're getting accurate information. Go through this list and come up with some other things you think are important to find out and don't put a down payment on a lot until all of your questions have been answered.
