How do I style my property for the least amount of cash outlay but maximise any possible profit on the sale and make the right decisions for a competitive market?


Top Tip: The golden rule before you set out doing any job is not to style the property for yourself. The simple reason is some people will like your choices but there will always be others who don’t. Keep it simple and aim for the broadest market possible.


Painting: When it comes to decorating walls in your house, don’t use wallpaper. Most of the time you will get a purchaser that wants to change the style and it will seem too much hard work. Choose a light shade of paint like White/Magnolia and potential purchasers will feel like they are looking at a blank canvas which gives more scope for ideas.


Flooring: For living areas and bedrooms provide neutral coloured carpets such as cream or beige. These are the most common styles and whilst potentially cheaper than many, they can provide a look of elegance when matched with clean white walls. For kitchens and bathroom provide good quality hard standing wooden flooring/lino. Never fit carpets in either of these rooms because when water soaks in, this causes the carpets to rot and thus creating more wear and tear with the extra cost replace them frequently. In the long term (if necessary) a change from carpet to lino would be more cost effective and will be easier to maintain.
